A home inspection is a comprehensive visual evaluation of a home's condition, conducted by a licensed professional before the sale or purchase of a property. The primary purpose of a home inspection is to assess any safety hazard, the structural integrity and functionality of the house’s major systems and components. This allows the buyer to make an informed decision about the property, identify potential repairs, and anticipate future maintenance needs.
 


Firstly, you need to know what type home inspection you have, if it's in your contract and how it's worded in your contract. A home inspection could be: a "contingency" inspection, where you can negotiate repairs, a price adjustment or a combination of both with the seller; a "void only" inspection, where you can take the properly as-is without any repairs, or void the contract and walk away without fault; an "informational purposes only" inspection, where you can't do anything about the results of the inspection and must continue with the purchase of the property; or a "pre-offer" inspection where I conduct a home inspection for you prior to you putting in an offer.


 

A standard home inspection includes the roof, foundation, electrical system, plumbing system, HVAC system, structural system, insulation, appliances, and hundreds of items in between. 


Exterior:

    • Shingles, flashing, and roof covering materials

    • Gutters and downspouts
    • Eaves, soffits, and fascia
    • Roof penetrations (vents, pipes, etc.)

    • Grading and drainage around the foundation

  1. Siding and Exterior Walls
    • Condition of materials (brick, wood, stucco, vinyl, etc.)
