A home inspection is a comprehensive visual evaluation of a home's condition, conducted by a licensed professional before the sale or purchase of a property. The primary purpose of a home inspection is to assess any safety hazard, the structural integrity and functionality of the house’s major systems and components. This allows the buyer to make an informed decision about the property, identify potential repairs, and anticipate future maintenance needs.
 


Firstly, you need to know what type home inspection you have, if it's in your contract and how it's worded in your contract. A home inspection could be: a "contingency" inspection, where you can negotiate repairs, a price adjustment or a combination of both with the seller; a "void only" inspection, where you can take the properly as-is without any repairs, or void the contract and walk away without fault; an "informational purposes only" inspection, where you can't do anything about the results of the inspection and must continue with the purchase of the property; or a "pre-offer" inspection where I conduct a home inspection for you prior to you putting in an offer.


 

A standard home inspection includes the roof, foundation, electrical system, plumbing system, HVAC system, structural system, insulation, appliances, and hundreds of items in between. 


Exterior:


  1. Roof
    • Shingles, flashing, and roof covering materials
    • Chimney and vents
    • Skylights
    • Gutters and downspouts
    • Eaves, soffits, and fascia
    • Roof penetrations (vents, pipes, etc.)

  1. Foundation
    • Visible signs of cracking or settling
    • Moisture or water intrusion
    • Grading and drainage around the foundation

  1. Siding and Exterior Walls
    • Condition of materials (brick, wood, stucco, vinyl, etc.)
    • Flashing and trim
    • Cracks or gaps
    • Visible damage or decay

  1. Doors and Windows
    • Frames and weatherstripping
    • Seals and glass condition
    • Operation of doors and windows
    • Signs of moisture intrusion or air leaks

  1. Porches, Decks, and Balconies
    • Structural integrity
    • Railings and steps
    • Surface condition and support posts

  1. Driveways, Walkways, and Patios
    • Cracks, settling, or damage
    • Tripping hazards
    • Drainage around the home

Interior:

  1. Walls, Ceilings, and Floors
    • Cracks, holes, or uneven surfaces
    • Stains or moisture damage
    • Signs of structural issues

  1. Windows and Doors (Interior)
    • Operation and alignment
    • Locks and seals
    • Evidence of leaks or drafts

  1. Stairways and Railings
    • Stability and safety

Mechanical Systems:

    • Main panel and circuit breakers

    • Visible wiring conditions
    • Testing of outlets, switches, and light fixtures
    • GFCI and AFCI protection where required

  1. Plumbing System
    • Water supply lines, fixtures, and faucets
    • Drains, traps, and vents
    • Water heater (age, condition, proper installation)
    • Functional flow and drainage
    • Signs of leaks or water damage

  1. Heating, Ventilation, and Air Conditioning (HVAC)
    • Furnace, heat pump, or boiler
    • Air conditioning unit (if applicable)
    • Ductwork and air registers
    • Thermostats and controls
    • Ventilation fans in bathrooms and kitchens

  1. Insulation and Ventilation
    • Attic insulation levels
    • Proper ventilation of attics and crawlspaces
    • Exhaust fans in bathrooms and kitchens

Safety Features:

  1. Smoke and Carbon Monoxide Detectors
    • Functionality and placement
    • Battery or hardwired connection

  1. Ground Fault Circuit Interrupters (GFCIs)
    • Presence in required locations (bathrooms, kitchens, garages, and exterior)
    • Testing for proper function

  1. Arc Fault Circuit Interrupters (AFCIs)
    • Proper installation in required areas
    • Functionality testing

    • Proper installation of handrails and guardrails
    • Height and spacing in accordance with safety guidelines
